Senior Financial Analyst in Asset Management

We are seeking an Operations Manager for our client, a busy commercial and residential property management firm, at their Los Angeles office.

Our client owns, develops, renovates and manages high quality office buildings around the world and apartment communities in major cities throughout the US.

This GM manages two office buildings and a retail plaza and acts as the primary contact for tenants, third party vendors, contractors and retailers. They will liaise between the corporate office and all other parties. All property issues, including occupancy, usage, maintenance, security, and remodeling are managed by the GM. Scope of responsibilities include: tenant relations, management, budgets, building maintenance, project management, reports and analysis, lease administration, building security.

About the Position:

  • Gather financial and valuation data on assets
  • Prepare quarterly forecast and annual budgets
  • Liaise with Leasing, Accounting, Operations and Construction departments
  • Review and reconcile rent rolls, recovery calculations, forecasts, projections, allowances, inducements, capital expenses and operating budgets
  • Reconcile Yardi ABF with Argus Enterprise models
  • Verify investment metrics
  • Analyze cash flows and suggest improvements
  • Engage and direct 3rd party vendors
  • Prepare quarterly IFRS presentation material
  • Prepare corresponding commentary and variance explanations
  • Prepare strategic analyses and reports
  • Gather data and prepare desktop valuations and underwriting analyses
  • Use ARGUS and MS Excel
  • Consolidate asset valuations for portfolio
  • Provide portfolio-level valuation analyses
  • Analyze and implement leasing strategies
  • Analyze redevelopment and value-add opportunities
  • Coordinate the preparation of quarterly reporting
  • Provide ad hoc information
  • Oversee audit and compliance
  • Oversee preparation of annual Business Plans
  • Provide inflation curves, operating and capital budgets, modelled recovery profiles and individual asset strategies
  • Complete business plan deliverables
  • Maintain interim and year-end schedules for audits

About The Candidate:

  • BA or above (MA preferred) Degree in Finance and/or Business Administration (MUST)
  • Strong real estate financial modeling skills (MUST)
  • In-depth knowledge of Argus Enterprise (MUST)
  • 5+ years’ experience in commercial office real estate valuation modeling (MUST)
  • Excellent numerical aptitude (MUST)
  • Understand of NPV, IRR and TVM principles (MUST)
  • Understanding of macro-level impacts (MUST)
  • Underwriting designation (PLUS)
  • Advanced computer skills including advanced MS Excel (MUST)
