Vice President of Engineering (Property Management Industry)

We are seeking a Vice President of Engineering for our client, a busy commercial and residential property management firm, at their Los Angeles office. Our client owns, develops, renovates and manages high quality office buildings around the world and apartment communities in major cities throughout the US.

This role oversees the Los Angeles portfolio’s engineering teams by providing team leadership, coaching, hiring and managing department improvements. They are responsible for building and retaining a quality group of professionals.

About the Position:

  • Scout, interview and hire talented professionals for the engineering team
  • Coach new and existing team members in best practices and improvements
  • Plan and oversee the implementation of new policies, equipment and procedures
  • Deliver high quality service to buildings and tenants
  • Assess property needs
  • Develop and maintain property repair and improvements lists
  • Prioritize and ensure completion of building maintenance and improvements
  • Identify and propose capital (engineering) projects
  • Establish positive work relationships with teams in all building
  • Organizes team-building events
  • Build team cohesiveness
  • Liaise between Engineering and other teams
  • Plan and run team meetings
  • Create and oversee training program
  • Provide technical, customer service, safety and related computer/systems training
  • Ensure best practices are met by team members
  • Motivate the engineering teams
  • Coordinate activities for engineering team members
  • Review staff performance and respond as needed
  • Use temporary employment agencies for temporary needs
  • Implement policies and procedures
  • Conduct inspections and provide guidance
  • Assess and maintain 3rd party vendor lists and contracts
  • Arrange contracting bids as needed
  • Track and renew building and equipment permits as needed
  • Develop LEED compliance program
  • Manage department budget and inventory
  • Negotiate service contracts
  • Supervise engineering and emergency work
  • Supervise and advise on specification prep and bidding
  • Liaise with local union leaders and representatives
  • Act as representative of company for real estate, unions and professional organizations
  • Build effective, ongoing relationships with staff, contractors, union and management

About The Candidate:

  • BA+ degree in engineering (PLUS)
  • 10+ years’ experience engineering management (MUST)
  • Advanced knowledge (with provable references): building mechanical systems, building operations, team management, engineering management, managing “distributed” teams, leadership and coaching, understanding technical specifications and instructions (MUST)
  • Advanced computer skills including advanced MS Excel (MUST)
  • Desired Personality Traits and Advanced Skills: excellent leadership skills and experience, coaching / training, providing clear instructions to others, grammar, ability to write clearly and concisely, strong communication skills, ability to anticipate needs, ability to assess problems and their best solution, prioritize issues, attention to detail, organized, conflict/problem resolution, analytical, ability to multitask si8multaneous, high priority projects
