We seek a professional and experienced Commercial Property Manager to manage a portfolio of mixed-use, retail and office properties in Nevada for our client. Successful candidates must possess a current Nevada real estate license and a Property Management permit.

The Property Manager is responsible for all aspects of management for their assigned portfolio of properties. They direct rental and marketing activities, oversee rent collections and banking, ensure smooth on-site operations and achieve financial and operational objectives. This role is not a standard M-F 8-5 position, as 24/7 access is required for after-hours emergencies.

Ideal candidates have 3+ years’ experience managing mixed-use, retail and office buildings. They hold a BA or higher and a current and valid Nevada state Real Estate License as well as a Property Management permit.

About the Position:

  • Manage maintenance, janitorial, landscaping and operations in assigned portfolio
  • Ensure cleanliness, upkeep and security at properties
  • Address issues related to emergencies, security etc
  • Document all emergencies
  • Perform weekly inspections at each property
  • Identify potential concerns and arrange corrections with staff or vendors as directed
  • Prepare and provide vendor scopes for any service required at properties
  • Obtain proposals or bids for repair and maintenance work and acquire written approval
  • Track expenses as they pertain to each property and balance with budget
  • Review and manage standard lease provisions
  • Enforce rules and regulations
  • Enforce terms and conditions of all leases
  • Generate weekly and monthly reports based on inspections
  • Oversee rent collections, including associated fees
  • Identify and resolve accounts receivable issues
  • Review and approve (or deny) invoices
  • Prepare and manage annual budget
  • Collect outstanding balances
  • Prepare annual common area maintenance budgets with associated bids
  • Provide information about reconciliations, expenses and billings to accounting
  • Maintain regular and consistent tenant communication
  • Oversee collection of COI, HVAC and reporting requirements
  • Draft and manage vendor service contracts, e.g roof, termite, remediation, maintenance
  • Manage alterations, remodeling or improvements at properties
  • Supervise work performed by architects, vendors and contractors
  • Assist with permit applications and signage
  • Act as first point of contact for after-hour emergencies at assigned properties
  • Be available for emergency and alarm system calls 24/7
  • Add receipts, invoices and related paperwork into database
  • Respond to tenant inquiries
  • Prepare lease abstracts
  • Prepare tenant leases paperwork and rent increases
  • Prepare lease renewal schedules, amendments, & service contracts
  • Prepare utility and tenant-reimbursable expense spreadsheets
  • Work with accounting, administrative, leasing and legal personnel
  • Maintain correspondence
  • Generate budget spreadsheets
  • Special projects as assigned

  • BA+ degree (PLUS)
  • Nevada Real Estate License - active and valid (MUST)
  • Property Management permit (MUST)
  • 4+ years’ experience in commercial property management (MUST)
  • Able to climb ladders for property inspections (MUST)
  • Intermediate+ Yardi software skills (MUST)
  • Advanced computer skills: MS Office Suite, advanced Excel (MUST)
